Who processes your data

What data we collect
With the visit sheet: your full name, phone number, email (if you write it), the property you visited, the date of the visit, your declaration, your privacy choices and the time it was sent. For technical and security reasons, the service that receives the form also records your IP address and browser type.
With the valuation request: your full name, phone number, email (if you write it), the property details you give us (area, type, square metres, rooms, notes), the photos and floor plan you attach, and the time it was sent.
With the alerts for new homes: your name, phone number, email (if you write it), how you prefer to be told and what home you are looking for (buy or rent, area, type, rooms, maximum budget, notes).
With the appointment request: your full name, phone number, email (if you write it), the reason for the appointment, the home you want to visit, the day and time of day you prefer and your notes.
Why we use it and on what legal basis
a) To record the visit. It documents the visit made with us and the agency's brokerage work, including to protect the right to commission under the Italian Civil Code (art. 1754 onwards). Legal basis: the pre-contractual steps you asked for by visiting the property (art. 6.1.b GDPR) and the agency's legitimate interest in documenting its work and defending its rights (art. 6.1.f).
b) To contact you again about the property you visited, for example to hear what you think or about an offer you may make. Legal basis: art. 6.1.b and 6.1.f.
c) To send you offers of other properties, by phone, email or message, only if you choose so by ticking the optional box. Legal basis: your consent (art. 6.1.a), which you can withdraw at any time.
d) To answer your valuation request: to contact you, value the property and, if you wish, discuss a mandate to sell or rent it. Legal basis: the pre-contractual steps you ask us for (art. 6.1.b).
e) To tell you when a home like the one you are looking for comes in, by phone, WhatsApp or email, as you prefer. Legal basis: your consent (art. 6.1.a), which you can withdraw at any time, even just by replying «stop».
f) To arrange the appointment you ask for: to contact you to confirm it and put it in the agency's calendar. Legal basis: the pre-contractual steps you ask us for (art. 6.1.b).
g) To comply with the law or defend a right, when needed (art. 6.1.c and 6.1.f).
Do you have to give it to us?
Name, phone, property and date are needed to record the visit: without them, the sheet cannot be sent. Email is optional. Consent to offers of other properties is optional too: if you don't give it, nothing changes for your visit. For the valuation request only name and phone are needed: everything else, photos included, is optional. For the alerts we need your name, phone, the area and your consent; for an appointment, your name, phone and the day you prefer.
How long we keep it
For 24 months from the date of the visit. If in the meantime the property is sold or rented, or a dispute arises, we keep it for as long as needed to protect the agency's rights (under Italian law the broker's right to commission expires one year after the deal is concluded, art. 2950 of the Civil Code). Data for offers of other properties is kept until you withdraw your consent, and in any case no longer than 24 months from our last contact. Valuation requests, with photos and floor plan, are kept for 24 months from when they were sent; if you give us a mandate, for the length of the mandate. Data for the alerts is kept until you ask us to stop, and in any case no longer than 24 months from when you signed up; appointment requests for 24 months from when they were sent. After that, we delete it.
Who can see it
Only the people who work at the agency. To operate, we use some providers who process data on our behalf: Netlify, Inc. (the website and receiving the forms) and Microsoft (the agency's email and Microsoft Forms). When needed, data may also go to the owner of the property you visited, only for the negotiation or to prove the agency's work; to the professionals who assist us (accountant, lawyer); and to the authorities, when the law requires it. We do not publish, sell or pass it on to anyone else.
Data outside the European Union
Netlify and Microsoft may also store data in the United States. The transfer takes place with the safeguards provided by the GDPR: the «EU-US Data Privacy Framework» adequacy decision for certified companies, or the standard contractual clauses approved by the European Commission.
How we protect it
The website only uses encrypted connections (HTTPS) and visit sheets are accessible only to the agency, with personal credentials. If there is no connection when you send it, the sheet stays saved only in the memory of the phone used to fill it in and is sent as soon as the connection returns; after sending, it is deleted from the phone.
Your rights
You can ask us at any time to see your data, correct it, delete it, restrict its use, receive it in a readable format (portability) and object to its use based on legitimate interest. If you gave consent to offers, you can withdraw it whenever you like: withdrawal does not affect what was done before. Just email monbon@outlook.it or send a message to +39 334 818 8110. If you think your data is being processed incorrectly, you can complain to the Italian Data Protection Authority, the Garante per la protezione dei dati personali (garanteprivacy.it).
Browsing the website
This website uses no profiling cookies and no statistics or advertising tools. To work even without a signal, the app saves its own pages and images on your phone, not your data. The website provider, Netlify, records connection data such as the IP address for technical and security reasons.
WhatsApp and listings
The «I'm interested», «Write to us on WhatsApp» and «Tell us what you need» buttons open WhatsApp with a message already written: it is sent only if you send it, and we use your number only to reply to you. If you ask for alerts or an appointment, we may write to you on WhatsApp to tell you or to confirm. WhatsApp's own privacy notice applies to that service. «See the listing» opens the property page on the portal that publishes it. The Italian page's «Cerchi casa?» button opens the agency's Microsoft Forms questionnaire, which has its own privacy notice.
Automated decisions and updates
We make no automated decisions and do no profiling with your data. If this notice changes, the updated version, with its date, is always on this page.
